Facility Manager

Job Description

  • Administer current facilities to determine their state and create reports that show the condition, deficiencies found, designs required for repairs and expected repair costs.
  • Maintain all electro-mechanical equipment, such as elevators, LV/HT panels, HVAC, plumbing, DG, UPS, and chillers, among other things.
  • Closing non-compliance of SEWA, civil defense observations.
  • Carrying out tests, commissioning, handing over the entire mechanical system, keeping track of material and labor inventories, generating MEP drawings and as built, and designing duct systems and doing calculations for various HVAC installations.
  • Directing the development of best practices for all facilities and process equipment (HVAC, Chiller, DG, Lifts, UPS & Panel) and predictive and preventative maintenance programs.
  • SEWA/Sharjah Municipality/Civil defense audit compliance
  • Firefighting training and equipment AMC
  • AMC/CMC of electrical assets, MEP &equipment – AMC/CMC of firefighting system
  • Environmental testing (air & water)
  • Safety & Security Management
  • Housekeeping Management & Transportation
  • Consulting with architects, engineers, owners, and contractors regarding preliminary layout, construction procedures, and code requirements that apply to the building projects.
  • Monitoring and coordinating all facilities related work for recent projects along with Corporate Project Department.
  • Manage Vendors and involves in assessing a vendor’s quality and choosing them, as well as maintaining excellent relationships with them.
  • Accept vendor quotations, engage in cost-saving discussions/ Negotiation, and obtain clearances from General Manager and Finance department before finalization.
  • Coordinate with Vendors/ Civil Contactor/Electrical/ HVAC Contractor; sending project progress report (daily/weekly/monthly) to GM – Project; checking BOQ’s & vendor bills.
  • Monitor new project timeline, costing, site preparation, product selection, installation transition.
  • Administer facilities management, housekeeping, safety and security, including new project transition management, spare and procurement, manpower related issue.
  • Track AMC/warranty/defect liability period of HVAC, DG, contracts, maintenance calls.
  • Maintain quality across all services such as HVAC, Electrical, Carpentry, Plumbing, Civil and Housekeeping, Security.
  • Rent Negotiations with Landlord for Tenancy Registration for all entities
  • Before placing orders, obtain finance department clearance for any LPO.
  • To ensure seamless operation, closely collaborate with all center managers, other coworkers, and vendors.
  • Responsible to complete additional tasks as directed by the GM and HRM as necessary.
  • Attend client-contractor meetings and resolve client-engineering and project-management issues.
  • Supervise the facilities staff. (Electrician, AC technician and facilities Coordinators)
  • A weekly report on clinic visits and allocated tasks should be submitted to the general manager.

Qualifications

  • B.E / Graduate Engineer
  • 5 to 10 years’ experience in the relevant field.
  • With management skills, interpersonal skills, time management, knowledge of equipment and maintenance,
  • Analytical skills
  • Good English spoken and written, Arabic language advantageous, desirable, but not essential.
